The following is a list of items that Biggs HVAC performs as part of our Commercial Contract services. One or a combination of items may apply to the specific needs of the space under contract. Please refer to the contract for more details.

Filters

• Filters will be replaced in accordance with your service agreement. Biggs HVAC will furnish pleated filters in equipment and poly filters in vav boxes and shall fully comply with all recommendations of the manufacturer. Used filters will be removed from the building and disposed of in an approved manner.

Air Handling Units- Semiannually

• Inspect coil and clean annually.

• Inspect drain pan and drain line. Flush, clear and check lines for water leaks.

• Inspect fan wheels, clean if needed.

• Check belt alignment and tension. Adjust if required. Belt to be replaced annually

• Lubricate bearings as recommended by the manufacturer.

• Check and record motor voltage and amperages.

Condensing Units, Heat Pumps - Semiannually

• Check and record refrigerant pressures, super heat or sub cooling.

• Check and calibrate safety controls and overloads.

• Record compressor voltage and amperages.

• Check starter and tighten all electrical connections.

• Check and record oil level of compressor.

• Check operation of crankcase heater.

• Lubricate fan motor and bearings in accordance with manufactures recommendations.

• Check belt alignment and tension. Adjust if required. Belt to be replaced annually.

• Clean coil annually.

Package Air Conditioning Equipment

• Inspect drain pan and drain line. Flush, clear and check lines for water leaks.

• Inspect fan wheels, clean if needed.

• Check belt alignment and tension. Adjust if required. Belt to be replaced annually.

• Check and record refrigerant pressures, super heat or sub cooling.

•  Check operation of gas components.

•  Check and lubricate combustion blower motor if applicable.

•  Inspect heat exchanger

•  Clean burner tubes and combustion chamber.

•  Check and record gas manifold pressure 

Unit Heaters/ Gas Furnaces

• Check operation of gas components.

• Check sequence of operation.

• Check and lubricate combustion blower motor if applicable.

• Inspect heat exchanger

• Clean burner tubes and combustion chamber.

• Lubricate fan motor if applicable.

• Check and record gas manifold pressure
